
My wife Annelle and I are originally from the San Diego area. I attended UNLV and fell in love with Las Vegas and it's explosive growth. After getting married, Annelle and I moved (back) there, where our two daughters, Amanda and Jennifer were born. After 15 years, in 2005, we saw two things happening, the prices for homes there were increasing at an alarming, and unsustainable rate and we saw that bubble beginning to stretch thin on it's way to bursting. Of course, we all know now that was happening nationwide. We sold at JUST the right time and moved to D/FW for better schools and opportunities. We have lived here since 2005 and love it. Experience: We've, of course, owned our own homes ever since getting married. I have been "self-employed" for 25 years as an IT (computer) consutant. Last year we decided it was time to switch from an active to a more passive income lifestyle so we studied and studied, and learned, and learned and only once we were completely confident in our knowledge and ability began purchasing buy and hold distressed properties. The time we invested in getting to know the business well paid off as we had no hesitation pulling the trigger on the first deal and continue to feel confident with every "good" deal since. Real Estate Goals: Our short-term goal is to obtain 1 SF property every month or so until we reach 20 properties, then to transition to MF. Currently Seeking: While we have some cash the D/FW market has shifted such that practically all deals are taking upwards of $30K out of pocket and are favoring cash sales (we use hard money). We'd like to work with private lenders so that we can not only move quicker but also be able to make cash offers and get more of the good deals that are going to those with the cash. The deals are out there but many are *just out of our reach without being able to offer cash and a VERY quick close.
