My partner, Dave, & I ventured into real estate investing mid-year, 2015. I'm reluctant to say how we decided to get into this as it's a little embarrassing (I was a sucker, I guess, bottom line). Yes we paid for some training that hasn't been quite what we expected. While we have learned some valuable information, I believe, the training has not really been what we thought we would be receiving... more along the lines of a pep-squad behind us to encourage. I don't regret this entirely, the whole process gave me the courage to jump in & try something different (try to change my life to a more enjoyable one) and I believe we can turn this positive. Our ultimate goal is to make this our main source of income, but we've been struggling with trying to wholesale homes to build our own capital. To this point we have had 4 or 5 offers accepted from banks for foreclosed homes, but making the deal complete (finding the right cash buyers-rehabbers- at the right time, being able to get the property low enough so we can offer the deal at a low enough price for it to be profitable to all involved, etc.) has proven to be quite difficult, nearly impossible. We would love to be able to fund a rehab ourselves, but we don't have enough capital to come up with the money for rehab costs plus the 25% we're not able to borrow through our known lender. I understand the reasoning, but it can be very frustrating because we understand the way this all works & we both see great potential in this. We recently moved from south-central Florida back to our home state (& vicinity) of north-central Ohio. I am still working full-time while we are still trying to really get more into investing. We have completed a couple of wholesale assignments of contract, but struggling to find more decent deals (for all involved).
