I bought my first investment property 5 years ago because I knew the person selling and it seemed like a decent deal. In the subsequent years I've fully paid off and was lucky to have bought in a market that has seen tremendous growth. I'm now looking to pull the trigger on my next couple, and want this one to come from a place of better research and number crunching. I'm specifically interested in A or B grade neighborhoods even if that means I lose a little bit in the way of returns. The ultimate goal is to be able to live off of rental income, and start devoting portions of my earnings to charities around the world.
