My wife, kids, and I moved to Franklin, TN from Columbia, TN in May 2014. Almost immediately, we were inspired to get into real estate for both immediate and retirement income. Ironically, we chose the (much more affordable) market in Columbia to get started. There are many 2 and 3 bedroom homes available in the market for $40K to $70K (November 2020 edit: these same houses are now $75-130k) that will rent for $550 to $800 (November 2030 edit: these same houses now rent for $750 to $1100)...many of them built in the 1940s up to about 1960. This area is on the extreme south end for commuters to Nashville. November 2020 update: we now rent 6 SFHs with a 7th now being rehabbed.
