House flipping is a passion and I love buying on novation agreements when the cash offer doesn't make sense to the seller. Acquisitions: I am knowledgeable in the area of seller financing, novation agreements, executory contracts, and Subject To as acquisition strategies, with other creative ways to acquire properties. Each property depends on the sellers situation on how we acquire. Cash offers are not always the best entry to help a sellers pain point. I try to help them keep some equity on the sale (if possible). In addition to UGLY Houses, I like low equity and expired listings, along with hoarder properties, nightmare listings, and pre-foreclosure/foreclosures. I will take a look at anything you think is undoable. Exit Strategies: I use several strategies on my exit on the properties for buyers on my flips. Some are investor ready and some are retail ready.
