I understand the process of buying at the right price and selling at the right price. I also know how to find houses with the most equity spread ( I have a secret formula most newbies don't know) the reason I'm starting as a birddog is because I need cash to fund my own deals eventually also I am excited to show some Lucky investors out there how great I am at finding "great" deals, I just never have the money to lock them up myself. I prefer a flat fee rate on these motivated seller leads, as a test I'll give you one free lead so your can do your due dilligence then they will cost $500. Please note these are the best of the best and you will get total advantage on these deal leads. As an example the last lead I found was a house for sale for $35,000 but the ARV was over $350,000, not sure what the repairs were but these leads have way more than enough wiggle room. I could charge $2,000 - 3,000 for these motivated seller leads and it would still be totally advantageous to you in the end, this is an absolute steal.
