Hey Bigger Pockets, My name is Josh Herman. I got my start in Real Estate doing creative finance, but decided that the wholesaling / property sourcing for serious investors, flippers, & rehabbers was more my style. I like the high volume quick deal cycle type of properties. Our company focuses on driving deeply discounted deals to our investor partners that produces PROFIT for everybody involved. We've focused primarily on building a buyer first operation that helps investors never have a shortage of profitable deals, while allowing us as the property sourcing folks to focus our marketing efforts in markets that we know are wins all around. Our investor partners know that when we offer them something, it's a smoking deal and it's exactly what we say it is. Each deal has a detailed marketing packet with tons of photos, videos, repair C2C estimates, bids, and much more. Prior to releasing a deal packet to our partners, each property goes through an inspection (or multiple inspections), along with getting multiple C2C (cost to complete) bids, and a full Repair Pricer Pro estimated repair costs.
