I have handled 1031 exchange transactions in many different scenarios including sell 1 property and replace with 3, sell 3 and replace with 2, sell 2 JV properties and replaced with properties owned separately by the separated JV partners, funds from out of state sale and purchased here locally in the Bay Area, sale in the Bay Area and replaced with purchases in out of CA states....etc. The most memorable 1031 transaction I have done was a series of 5 sell/buy transactions where one rely on the other for the funds, that was actually three 1031 transactions back to back involving total 4 properties, I was the listing agent of 2 of those properties and the buyer agent of 3 of those 4 properties. It was fun we ended up closing an escrow each day for that week! I also have 2 teams of contractors who have 17 years in the constuction industry. They do fantastic work for me all year round, everything from rehabing rentals for my clients, preping my listings for sale, to whole house rehab of my $2M flip listings.
