Been out of it for a while and need to get back in. Have to retire soon with no income but SS and I can't live on that. Need cash flow. Have bought a number of properties over the years usually with little or nothing down and have no reserves to speak of to start again. Experience: I have bought things from single family homes to a multi-building package of singles and small multis with little to nothing down. I buy to hold but all are gone now for one reason or another. I need to start again and carry it through. Real Estate Goals: Reasonable or not, I want to buy at least 30 units by the end of the year. I estimate that with 30 units I could retire and then do real estate full time. Currently Seeking: Between a home refi, a new HELOC and about $30k in business credit I should have enough to get a good start. I'll need more help with financing and finding available funding. I also need a quick, easy and fairly accurate way to evaluate available properties to see if they're worth making an offer on. It has to be fast because properties are being snapped up so fast you have to be ready when a good one shows up. With Covid, I suddenly found myself out of work in June 2020 and unemployment has run out. I need to find and invest in cash-flow multifamily properties.
