My goal is to purchase my first rental investment property in Columbus, OH. I am looking for a turn-key 2-4 unit multi-family property under $150k and using my $70k towards the down payment and other fees related to closing costs (title transfer, attorney fee, insurance, points for rates, annual property tax, and minor repairs). Criteria: ROI ≥ 7%, monthly cash flow ≥ $100/door, target tenants = section 8 (Housing Choice Voucher holders). [My primary income] I am a mechanical project engineer, and I am working with NYCT to introduce brand-new subway cars to replace old fleets. New vehicles will start to roll around in the Summer of 2023! Due to the nature of my primary career, I cannot qualify as a professional investor as I cannot meet "more than half of total work hours in real estate."
