Electrical-Mechanical Engineer turned real estate investor: Sold my Charlotte, NC 3 bdrm, 2.5 bath townhouse rental in January of 2023. I still have a single family rental in Washington state: 3 bdrm, 2 bath. Purchased a 3 bdrm, 2 bath rental home wholesale in Indiana in 2022: house fixed it up and rented it. I bought another single family in Indiana. The mid-west in my opinion is the area that cash flows the best. The properties don't appreciate quickly but they don't drop in value quickly either. Now, I'm primarily buying small multifamily homes. I am still buying and fixing homes that are aren't perfect for the average MLS buyer.
