Beginner real estate investor with a small down payment saved and looking for my first purchase. A 2-4 unit Buy, Rehab, Refinance, Rent, Repeat multi-family. Or possibly arbitrage where I'll rent a SFH, furnish it, and then Air BNB it out. My goal is to earn $100,000/year passive income by way of cash flow from Real Estate property. After accomplishing that goal, I'll get more into the equity side of things. I think $5 million is a decent long term equity goal though I've been interested in RE investing for over a decade. For a lot of that time I've been suck in the "analysis paralysis" phase. About 5 years ago I started taking small actions. 2010 Started educating myself 2013 Signed up for Credit Karma 2016 I signed up on BiggerPockets.com 2021 Contacted a lender about a duplex I looked at. (I found out I cannot use income from my job to qualify for the loan because it's "part-time" and I have a history of working full time. SMH!) I've got a lot of learning to do still, but this learning has to come from action and experience. Wish me luck!!
