
I've been investing in single family rental homes in the Denver area for 20 years. During that time I've done many fix and flips, BRRRs (new term to me, though I was doing exactly that in the recession), used creative buying and selling techniques, and enjoyed the benefits of buying crazy low and holding through to the crazy highs we see now in Denver. Currently I have only long term hold properties, many rented to excellent Section 8 tenants. Most of the homes I currently own were bought between 2007-2010. At this time I would like to use some of the equity I've accumulated to buy in another market (s?) that has good appreciation and cash flow potential to hold as long term rentals. I am open to buying multifamily, though have found cap rates to be to low in most deals I've seen here.
