Funding is in place if there are wholesalers with such a property on their books, with at least 4 weeks, (preferably 6 weeks) to closing, to allow for due diligence. Wholesalers can expect to secure a reasonable wholesale fee plus a 25-35% share of any profits above minimum profit as following ARV = $500K - minimum profit $60K ARV = $600K - minimum profit $70K ARV = $700K - minimum profit $85K ARV = $750K - minimum profit $100K My client in this search is a substantial investor based out of Colorado and with a vacation lake home on Table Rock Lake. He has access to significant funds through both his personal and professional interests and was a builder in Colorado for close to 20 years.
