I work alongside my son, Aidan Williams, Co-Owner of T-N-L and a licensed real estate professional. T-N-L’s strengths include residential rehabilitation, distressed-property renovations, construction due diligence, complete rehabilitation scopes, rehab budgeting and estimating, general contracting, project management, structural repairs, framing, concrete, kitchens and bathrooms, rent-ready renovations, and hands-on rehabilitation execution. We can help manage the construction side of a project from initial property review through completed renovation. Our investment focus is value-add and distressed residential real estate in Chicago—primarily single-family homes and 2–4-unit properties where meaningful value can be created through rehabilitation. We are interested in both flip and long-term rental strategies. Before pursuing an opportunity, we use a disciplined, practical review of acquisition price, property condition, rehabilitation scope and budget, comparable sales, ARV, material property risks, public-record or title concerns, and the proposed exit strategy. T-N-L is preparing for its first company-owned investment property, building on my established construction and rehabilitation experience. We are building mutually beneficial, long-term relationships with private capital investors, JV partners, developers, property owners, and other real estate investors whose funding capacity complements T-N-L’s local construction, due-diligence, project-management, and rehabilitation capabilities. Capital partners bring funding capacity; T-N-L brings the operating and construction side—property evaluation, scope development, estimating and budgeting, general contracting, project management, and hands-on execution.
