I am always looking to listen and learn more. We (my wife and I) got into the realm of real estate investing in late 2018 with our first non-owner occupied rental (duplex) about 20 miles north of where we live. We are in the process of closing our second investment (another duplex), armed with the lessons learned from our first. Long term plans are to acquire 5-7 leveraged, cashflowing properties and then debt-snowball the mortgages over the course of a few years. This should allow us to build a nice secondary income stream to allow us some freedoms in when and how we work. I love spreadsheets and analyzing properties :)
