Hey BP community — I’m Noelle Harrelson, a REALTOR® with NextHome Preferred Properties based in Silver Strand, Oxnard, CA. Before becoming an agent, I founded Santa Barbara Capital Investing, a small private equity venture focused on multifamily repositioning opportunities across Sunbelt markets. I spent years immersed in underwriting, market analysis, value-add strategy, and learning how investors evaluate opportunity and risk. While the business ultimately dissolved before fully scaling, the experience gave me a deep appreciation for market cycles, buyer psychology, and long-term value creation. Today I’m channeling that perspective into residential real estate along the Ventura and Santa Barbara County coast — especially Silver Strand, one of Southern California’s most unique beach communities. I live here and have become increasingly focused on hyperlocal market analysis, studying the neighborhood block by block to better understand lifestyle value, buyer behavior, and coastal investment dynamics.
