Started investing by purchasing a 4 family which my wife and I converted to a three family where we lived in a 3 floor townhouse style unit and rented two other 1/1 units to nearly offset the mortgage. At that point in 2010 we became hooked. We then continued to add a 4 family multi outside Boston with very good cash flow but as I like to say cost "big chips" poker and limited our growth rate. We then moved to some lower "C" level properties with a lower cost of entry but excellent cash flow. Presently we have 50 units and looking to buy and hold or rehab and hold more multi family units in Southeastern Massachusetts. I would also like to get into some flipping as a way to generate down payments on commercial loans rather tan coming up with funds out of pocket of from cash flow of existing units.
