I'm a part-time (aspiring full-time) real estate investor with a focus on small multifamily properties and high-quality assets combining cash flow, appreciation and future development potential. I am passionate about small-scale and neighborhood oriented development, as well as adaptive re-use and walkability. Once I develop a stable foundation via multifamily investing, I would like to move into more infill, mixed-use projects combining retail and residential. Experience: I currently control seven units across three properties and am looking for more! Below are a few selected items from my experience. My wife and I are "luxury" house hackers via a studio apartment located above the garage in our backyard in the Green Lake neighborhood of Seattle. We manage the property as a short-term rental and are Airbnb Superhosts. Through a short sale, acquired a 1930’s craftsman SFR with adjacent buildable lot in a historic neighborhood. Acted as the project manager and general contractor throughout the six-month rehab. Sold the SFR in December 2015, recovering initial capital and ensuring a profit on the project. Sold the adjacent lot in April 2017, exiting the project with a 30% un-levered IRR. Along with a business partner, acted as the general contractor for a new construction garage + ADU on an investment property with two existing units. Designed plans, obtained permits, solicited bids, scheduled sub-contractors, and coordinated with the county planning department. Purchased a condo unit in 2006 for well below market value and completed a live-in flip. We sold the condo in 2009 during the recession and managed to nearly double our money on the deal. Real Estate Goals: My initial goal is long-term buy and hold of smaller multifamily (2-25 unit) properties. My secondary goal is to develop mixed use in-fill projects in historic, walkable neighborhoods. Currently Seeking: Smaller multifamily (2-25 unit) properties in Skagit, Snohomish and Whatcom counties.
