Back around 2008 I was involved with a partner to try short sales after we had bought into a 20k guru education, but banks were very reluctant to let go of their properties, till they went out of biz themselves (Country wide, Wash Mut.). Unsuccessful I thought I was done with RE after I bought my own property in 2015. Since Feb 2017 I have been listening to almost all podcasts and educated myself, learning and understanding more that way than with the guru program before. I am analytical and analyzes paralysis is a real thing for me. Too many ways to do RE, I could not narrow down what path to take. I found the podcasts of Morris Invest, yes, I learned now that he may not be all that great himself, but it gave me an idea and path to focus on that I could see make work for myself. I own my own non RE related business here that allows me enough afternoon time and days to work on RE, and I am very handy, that does not mean I will want to do the labor myself, but I am interested in fix and flips in Vegas as long as the market allows to turn the property around for a profit, to make faster cash to reinvest into Buy and Holds in SE markets as Morris shows is possible. 50K Buy and Hold properties at a time at some 10% ROI, reach my Freedom number and then go beyond from there. I have several ways to access money now, so I am somewhat flush to get started. I would be interested in partnering up to get my ball rolling, being able to bring time and money to the table for being shown the ropes. I am planning a trip out to Indiana to verify and understand the local market there myself, having followed properties there for some long time now. Possibly buying a Turnkey first to test my learned theories, to then try build an out of state team with boots on the ground to buy rehabs for buy and hold there. This is me, I am determined to make it happen, just needed the right path to focus on and once the ball gets rolling, I am sure to join the club of the successful Investors making it a full time endeavor.
