I stumbled upon Bigger Pockets (BP) after following a financial literacy blog, hoping to gain clarity on how to create sustainable passive income. Upon the recommendation of BP from several reliable bloggers, I ventured into the podcasts, forums, and blogs, feeding my newfound interest in Real Estate investing. After realizing I needed to take action, I decided to go Pro with BP in order to make more urgent my situation and utilize the resources. As an avid learner, reader, and most recently, a BP podcast enthusiast. I am anticipating and preparing for my first purchase, which I hope to be a duplex or multiplex. I am looking into Birmingham and Huntsville, Alabama... Please feel free to share your 2 cents. It would be greatly appreciated. Education: Taken - Real Estate (RE) Practice; Currently taking - RE Principles and RE Economics Short Term Goal 1) Buy my first multiplex (2-4 units) at 28 (2 years) years of age, to live in one unit and rent out the rest to have my rent paid for or rent both sides and invest as a distant investor. 2) Use the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy and buy another multiplex (2-4 units) in the year after my first investment that produces at least $200 cash flow per door per month. 3) BRRRR Muli-unit strategy: Buy one multiplex each year for the first 2 years, move on to 2 multiplexes/ year for year 3, then 4 multiplexes for year 4, then do a 1031 exchange into an apartment complex 10+ units. 4) Repeat strategy until I have $10,000 CoC return/ month. Long Term Goal 1) I want to net $10,000 per month in passive income by the age of 40 through my rentals, totaling 50+ units with $200+ CoC/ door. 2) Have a reliable and honest team of general contractors, attorneys, real estate tax accountants, marketing team, property managers, and partners to grow my business. 3) Adapt my strategy of renting out certain units for affordable prices for lower income families. 4) Help create/ support home for orphans and widows. 5) Having successfully reached $10,000 in passive income, I would like to pursue wealth building and giving away money to organizations aligned with my goals. 6) Ultimately, I want to teach everything that I learn to help others to meet their goals. As I am simply starting out, I would greatly appreciate your comments and constructive criticism.
