Experience: My first two investment properties were homes that were originally my personal residence that I converted to rentals when I moved out. For the last several years I have been using my IRA to purchase 4 other rentals. I also purchased a home sub-to, rehabbed it and flipped it using a wrap mortgage. Most recently I have partnered with a local mentor and we are buying REOs with several exit strategies: wholesale, traditional retail sale with new bank financing and retail with seller financing supported by private money lenders. Real Estate Goals: Build a portfolio of 20 cash flowing properties with an average positive cash flow of $400/mo which will provide sufficient passive income that I can remove myself from the corporate world...i.e. J O B.
