I began investing in real estate in 2018 with the purchase of a single family residence while living in Georgia. Since then, I have purchased four others (two town homes and two duplexes for a total of five properties), all cash flowing, and have benefitted from capital appreciation on all of my properties. I've recently began purchasing duplexes to ease into my journey to understand how to effectively invest in multi-family. My primary strategy is to purchase small multi-family properties in small cities and suburbs in the south, mid-west, and on the east coast that meet the 1% rule and need cosmetic work that are in stable markets with steady capital appreciation and cash flow. I try to purchase in low crime areas with good schools, decent job opportunities, and a population large enough to avoid vacancies longer than 2 months. Currently, my target is to acquire 2-3 small multi-family properties per year.
