Hello everyone here. I'm glad to join this community. Everyone seems to be so supportive. After studying the principles of investing overall and studying investing in real estate since March 2023 I see now that I bring to the table the following skills, systems and interests useful for investing: Deal finding Deal analysis and evaluation of non-obvious potential Location scouting Bookkeeping and tracking (been doing it for 10 years in our dance school including budgeting, cash forecasts, financial reports, and year-end analysis. Been doing the same for our private household for the last 4 years) Placing calls Budgeting Cash forecasting Working with and keeping to a budget Setting up systems and moving towards automation (ongoing learning) Managing properties remotely (learned in a course and keep learning and through research) Experience with people managing (from having run a dance school for 10 years) I have a tremendous willingness to learn I have time each week around 20-40 hours I have a ten-year financial plan As of January 2024, while being aware that there is still so much more to learn, I feel ready to get started. I'm interested in building cash flow and increasing my cash base to be available for deals that require that cash. Therefore these three areas of focus interest me now: House Hacking, Wholesaling, Flipping and Multifamily rentals. I moved to Toledo, OH in June 2025 to get started. After setting myself up in OH, I'm flexible as to where to invest in the US. With the right inspiration and data in hand and maybe the right partnership(s) I would venture out of state quite quickly to set up out-of-state investing. Having read a lot of books and having taken several courses in real estate investing I feel I have the theoretic background to invest. All the studying has been very useful to avoid unnecessary mistakes as I am getting started in Toledo. The Bigger Pockets podcast and the many resources recommended there have helped me find a preliminary direction among the many choices. I am hoping to find kinship with a few people in these circles here. While investing is my new occupation, by vocation, I am doing healing work using my voice under the guidance of plant spirits and channeling for people who suffer from chronic illness, addictions, emotional distress, or early childhood trauma. I believe in the fundamental goodness of each person alive today. My life is geared towards embodying that belief.
