Driving Traffic To Your Website - Easier Said Than Done

What I've learned so far about Driving Traffic:


For anyone just starting out in the investing game, the pros will tell you, one of the hardest things to learn and implement is lead generation.  If you're starting out on a shoestring budget, it's even harder.  I had the choice, 1 direct mail mailing to 40% equity owners in my farm area, or get a website up and running.  My gut said, long term, the website will generate more leads.  What does that mean in the short term? 



Let's see how I've done so far:


Our We Buy Houses Website has been up around a month.  I have received one lead.  If you look at my forums post on website Search Engine Optimization (SEO), I was excited that we were able to get get ranked quickly for some of our keywords.  What does getting ranked mean?  Absolutely nothing if no one is searching for those keywords, or your ONLY means of driving traffic is rankings.


The one lead I received was from a Craigslist Ad I created to point to our website.  It worked once, that day.  I've since renewed it a few times, and created another one, worded slightly different.  I will continue this, renewing every day or two.  More than that and CL will start ghosting your ads. (They'll exist but not show up in search). 


Since then, nothing.  But I'm not discouraged.  I know it takes time when you're not saturating the market.  I'm taking time every day to learn more, and find at least one little thing I can do that day to drive traffic to my site.

Here are some grass-roots things I've already done to help locally:


Ordered Business Cards from VistaPrint.  Designed them myself, with WeBuyHouses + Phone number + website on the back (Always Do this, and place the cards back side facing out.  No one cares who you are or about your company, they want to know what you do). 


I've been putting them anywhere I can, mostly restaurants (at register, under glass table tops, anywhere I see other business cards and some places I don't), and gas stations.  Anywhere I see the "put your card in the bowl" contests, I put one in, with the "we buy houses" side facing outward against the side of the bowl.  This may all just be sillyness, but it's a start, and it's cheap.


I also set up a Company Facebook Page to drive traffic.  This page tells a little about us, links to our website, and lists any properties we have for sale.



Other things I'll do soon when I have more marketing money:


  • Put up a large 2-sided We Buy Houses banner on a friend's property - very busy street.

  • Do my first mailing to 40% equity owners

  • Purchase a spot on local radio/cable if costs are reasonable.



As you can see (especially if you read through some of the threads on the search page), driving traffic is a process that requires a good bit of work, but will pay off in the long run.  I'll keep everyone updated as things happen.  I hope you're as excited as I am to see how things progress - what works, what doesn't.

  1. I have been getting a crash course in SEO over the past couple of years and have had some success in a highly competitive market. I agree with Brandon, do not just focus on one or two keyword phrases spread it out and make sure you are using keyword rich backlinks that point to multiple places on your website and not just the landing page. Spread that "link juice" around. Also, make sure that you are getting an accurate picture of the competition for keywords you are targeting. Make sure you are picking battles you can win and not David vs. Goliath.


  2. As far as the keywords are concerned I would not over use the word "cash" on your site. But, you can use it in your anchor text of your backlinks numerous times and it shouldn't look too spammy. Just be sure to mix up the keyword variation so you are not using "cash for homes" over and over. It seems like you are learning a lot and with Jerry's help you will get there. BTW, that is just my opinion on SEO I am far from a website SEO expert. I agree with Kevin, but I think it is also important to point out the most successful people/companies are the ones that are everywhere. A good combination of post cards, mailings, SEO, social media, video marketing, tv, etc is the best marketing. Obviously it will take time to get to that point, but it's a good long term goal and something to keep in mine. If you are everywhere you may send a postcard out to someone who is deciding between you and another company, then they see your website in Google, then they see your video marketing efforts, then a TV ad; they will be more likely to go with you after seeing your company/brand everywhere.


  3. Shane, Brandon and Al are correct, and this is the beauty of marketing. Its a mix of art, with some science behind it. SEO and social media marketing are the most expensive forms of marketing in my opinion, but can also give you the farthest reach, notice, I didn't say the best reach. Your mailings and banners will be your driving force behind getting traffic.


  4. Upon more keyword search fun, it looks like for my local area, I really need to incorporate more "cash" into my keyword use. House for cash and cash for house are searched WAY MORE than some of the others we'be focused on. Hmmmmm...how many times can I say cash without being spammy? I'll ask the owl.


  5. Hey Shane, SEO takes time and you are on the right track. Even those keywords that don't get searched very much will still get searched from time to time and who knows...it could get you a lead. You're on the right track, keep going!


  6. Thanks Al! I feel like if I share all the bad with the good, it'll help someone get off the couch and do something. If I can, (almost) anyone can. I'm no expert, but if I share as I learn, I'm further instilling the knowledge in myself, not just the other people that get something out of it.


  7. Shane, you're working though the dip. We all get there, but not all of us come out. Sounds like you're the type to work your way back to the top. It's taking me 1.5 years to make my way to Google's 1st page for some keyword terms and traffic is still not huge. I appreciate your transparency. It's motivating. Thanks for the shot in the arm.
