

First Deal COMPLETE!!!
I started my first marketing campaign in August of just about 400-500 Yellow Letters to Absentee Owners. Now I will admit, the first 2 months were slow...During my first month I only received maybe 10-15 calls, with the majority of them being "Tire-Kickers". The second month I saw an increase to about 20-25 calls but still most of them were either "kickers" or wanting to sell but not enough MOTIVATION. I capitlze motivation because for those who have been doing this for at least 6 months or more will understand that a real motivated seller can not fool you! You KNOW when they are MOTIVATED. You can hear it in there voice, the words they use and the sense of urgency that they have.
During my campaign my first "deal" where I got under contract came in through CRAIGSLIST! I was kind of shocked but it is now my first "Short-Sale" deal and let me tell you...These take FOREVER!!! Working on it since October 2013!!! Now the first deal that came from my marketing campaign wasn't until my 4th month of mailings. Like I mentioned, she was very motivated to sell her property, it was worth around 90k and I contracted it for 40k! Now the process did take sometime and negotiating. I will not say that it came all easy! BUT!! I WILL SAY THAT SHE STARTED HER ASKING PRICE VERY LOW!!! 55k!!! So I knew it was close to a deal!
After getting it under contract I immediately started marketing the home. Within the first 2 days I had 5-7 hard offers!!!! After a lot of negotiating I found a buyer at my right price and today it finally closed and my check is being mailed to me for $5,000!!!!
Now to be honest with you, The process took from November till February...but only because the seller had to complete an affidavit of heirship to get proper ownership. Now the total actual hours I worked during this whole process was probably 8 hrs... thats $625.00/hr!
Now my goal this year is to sale 6 houses!
