Co signers

I was wondering if there was anyone out there that uses co-signers on their loans. More so I want co-signers who are not members of my family. I am willing to offer 5% ownership of any properties I purchase with them as co-signers. Exit stragety will be when I refinance and any appriciation will also be paid back at a rate of 5%
