Best way for someone starting out to get listings?
Wake up everyday and call all the for sale by owners/recently expired listings?
any other tips?
Getting out in the community and networking is the key. In our area, we have RE Investor meetings, Young Professional groups, Entrepreneur clubs, etc. Check Facebook, Craigslist, Meetup, and other similar sites.
What types of listings do you want? SFHs? Multis? Every agent in your market will be chasing expireds. Do you have access to MLS? Market to listings that aren't expired but have been on the market for several months 6+. Research owners of multis in your area and reach out to them. Try your local assessors office and see if you can buy lists of different property types.

Seems as if there is so Many agents and competition that the chance of becoming a successful agent is slim to none.

Lease to own is a good strategy for sellers don't have a lot of equity
if you read Gary Keller's book SHIFT he talks about creative financing to help sellers that are having difficulty
You have to be willing as an agent to act as a principle business owner, and tell your broker know that you're doing deals as a principal versus acting as an agent
You can make 3% as a option release fee, buyer or seller pays
I love saying to the homeseller of expired listing
"I know you tried to sell traditionally with an agent and it did not work out for you,
but what if I can get the house sold for you, and maximize your equity, so that you do not have to pay a commission?"
Use a direct-response marketing campaign (3-step) offering a free home seller's guide.
Use the USPS's Every Door Direct Mail (EDDM) and farm areas offering said guide.
Ask for referrals.
Do more advertising.
Talk with top producing agents and see if they'll refer you to listings they don't want to take on.
