Net Sheet

Does anyone have a good net sheet that they would like to share? :)

You know, justifying the discounted offer to the lender on a short sale. I'd like to see what items to include and how it is presented. I've got a deal in the works now.

My email is [email protected] if you want to send me one.

Or, just post for others to see how you do it.

Thanks!

In Idaho, our title companies are great resources for getting a detailed net sheet.

I found the simpler the net sheet the better. From my experience it seems not all lenders/banks look at the net sheet submitted with the offer. If the purchase price on the Purchase Agreement looks good they will want a HUD-1. In which case, like Jonna Weber suggested its time to go to a title company.

The 'net sheet' should be a HUD1 statement. In many cases its the purchase price - commission - attorney/closing fee - 2nd lien payoff - ss incentive = net to 1st.
