2/1's vs 3/2's ...

When adding buy/hold SFR's to your portfolio, are 3 bed / 2 bath homes your ideal property? I've been operating as if they are believing 3/2s are more rentable and will ultimately have a higher appreciation rate .... as a result, I rarely look at 2/1s or 3/1s unless their price is significantly lower. What's your ideal property? :type:
