Hello. Please help (with no sarcasm please) I am lacking all of the above, goes back to the old statement of "TAKES MONEY TO MAKE MONEY" therfore, I need to do a deal to have money! LOL (real money that is)

So, you Guru, stud muffins out there, living it up nicely-what would you do if you were in my shoes? Master lease? Being a GC, is there a way to control a property with no cash out of pocket? Any ideas? Help? Suggestions? .. .. . .... . . . . . :cry:

If you're looking to move into the multi-family world syndicating might be your best option.
If I were you I'd try to wholesale a few properties to bring up my cash reserves and move up slowly into the bigger and riskier arenas. That or ask a rich uncle for some money.

Don't need startup funds to wholesale if you find a good enough deal and you structure the contract right,

There's plenty of information on wholesaling in this site. Just type in "wholesaling" into the search box up top and research the topic a bit.
Once you feel like you got a good grip of the idea and its techniques feel free to PM me for help with the minor details.

Been wholesaling for a little more than 2 months. Doesn't seem like much but I dove in head first. It's like any other job and you'll get what you put into it in the beginning. I've made some great contacts and money along the way.
I started by learning the basics. I assume most people on this site did the same. Bottom line is you need to do some research to get a feel and when you feel you're ready dive in head first. The best place to learn is out in the field getting your feet wet.
Get the basics out of the way and when you're ready I'll give you the help you need or point you in the direction of someone who can.

You should read up about how to get private funding to buy all the property you like. You dont need credit. You better have a good plan in place because anyone you try to get money from will want to know how you plan on using it and how it will benefit them.

There's many things you can do to expand your buyers list Chip. You could contact local realtors and ask them if they can point you to any all cash buyers. Call rental companies, many of them deal with the same investors on a constant basis. Google all cash buyers in your city. I wouldn't say there is a right or wrong way. Just get it done.

You'll find a lot of info on the topics you're researching if you type into the search area on the top right of the website. I actually created a topic on the subject last week. There is alot of good info on that one once you find it. I think it was titled "how did you build your buyers list".

The technique that worked best for me btw is/was contacting brokers. Many of them will point you in the right direction and many are investors themselves.

Find a money partner. You have more time and skills then money. Find someone with capital but no less time and skills (ie: Drs, Lawyers, etc). Pull off a win-win partnership and prove yourself.

Rinse and Repeat!

Money partner and private money are more or less the same thing. Just someone who has money and is willing to invest in your deals. Lots of people actually have savings. IRA money can be used by moving it into a self directed IRA (though not with the big brokerages.)

Its usually structured either as a loan where you pay interest then pay off the loan when you refi or sell, or as a partnership where they put in the money, you do all the work, and then you split the profits half and half.

There's really no "source" for it. Meet people, talk about what you're doing, and if, the opportunity presents itself, mention you're looking for someone to fund a deal.

with you being a gc you can also approach property owners with distressed properties and offer to rehab their props for them and strucure an agreement to split the difference upon sell. you would then only have to come up with the repair money. that you could do by either hm or pm (the same as your money partner) or line of credit or refinance...the owner of the property would be able to take the lead on that option because they own the property.

If you came to me and agreed to pay me x amount of dollars per month for my property I would give it to you on a land contract with say a 10 year balloon and let you do what you need to with it. I would let you in with no money down assuming your going to rehab it.

You don't need money or credit. What you need is determination to succeed. You can find hard money lenders that will finance a well designed deal. Not only will they finance the acquisition cost, but the rehab costs as well. Then all you need is a good exit strategy to take those guys out. One popular way to do that is after rehab get yourself a decent lease option to purchase client, collect the first three month's rent then have them exercise the purchase using an FHA loan. Although it sounds simple it is actually somewhat complicated and mostly time consuming. However, if you are determined and have a good head for detail you should be able to do these deals over and over again. Best of good luck.

I've seen burned-out LLs around here who would love partnering up with someone full of energy and hard-work to take over rehabbing and renting their properties.

It ain't free money, you understand. And these properties aren't in 'resort areas', you understand.

But just last year there was a local low-income LL who passed away owning boucoup 'management intensive' properties that neither his wife nor sons wanted.

But some hard-working energetic people wanted 'em, and they got good deals on 'em, with good terms. But, as can be imagined, these folks are 'earning' their equity.
