Creating Cashflow

I am looking to purchase my first rental very soon, and am starting to work some numbers. I was interested in what you experienced investors do to create a positive cash flow each month. Any hints or ways that you like to finance your rentals in order to do this would be much appreciated. I'm looking to expand my knowledge here.
