do you keep a tenant issues log? questions, requests, issues, etc. do you keep track of their phone calls or comments?

if so, what do you use to keep track of it? do you require them to have ALL their requests in writing instead of phone/text?

Tenants can turn real quick on you. It's happened to me. They're friendly for two years and then they lose their job and don't have rent money... Their attitude changes real fast towards the " rich landlord".
