Long story, here's a short version.
House remodeled, completed last Friday, tenant made partial deposit Thursday with remainder of deposit due today, Monday. Apparently tenant moved in on Saturday and tenants boyfriend who was also going to be on the lease punched a bunch of holes in the wall, then lit something and threw it into one of the holes. I was just informed this by the fire Marshall. Lease was to be signed today, so no lease is in affect. Can I change the locks and move this tenants stuff out to the lawn?! This is obviously not the tenant I want., filed charges, there going for first degree arson I believe is what they called it, any info please let me know ASAP as I'd like to change the locks now.

I would call your lawyer. Here in CO, handing over the keys is considered legal transfer. However, I've only discussed this point with my lawyer in the other direction. That is, if the tenant hands over the keys they have relinquished possession of the property. Not sure if me handing them the keys would constitute giving them possession. But I would not chance it, given what I know.
