And I'm sure glad I didn't sign anything with him.

Young guy, maybe 30, good talker, big talker...I do this, I do that...vacuum once a week, etc.

He wanted a 1 year deal, I said no more than 6 months. I passed.

I did go ala carte with him, just snow removal at first, then I thought I'd try him on prepping an apartment. I am very disappointed with his work.

I've got a great HVAC man, a very good handyman, but the other things?

The search for a "team" continues...

Jenkins - When is the next reia? I'll be back in-state in early april - would love to attend if it syncs with my schedule. thinking it would be good to have local contacts!

Arnie: I've hired Weide Realty PM (http://www.weiderealty.com/index.html) as I'm an out-of-state owner. So far so good - found me a tenant in only a couple weeks! Can cancel contract with 60 day notice - seems fair.

Dawn A: Could you PM me (or post here - either way) your contacts. when an emergency/urgent situation hits - I'd like to know who I'm calling! Prefer not to use the PM guys - and as I said - I'm out of state so hard to do this long distance.

    Love this little thread!!

    good luck all

@Kelly G., thanks for the pm referral, looks like I'm going to need one.

@Dawn A., Yes, if you could send a few referrals through pm, I'd appreciate it.

Arnie Guida I have a guy that works full time doing maintenance at an apartment complex. He works for me on the side. Works good for both of us. He already has health insurance and his own grown up paycheck and I pay him a little more than the apartment does. You might want to run an ad on CL for a guy like that. Use only your email and weed through all of the loser/deadbeat/drug addicts that email you. There will be a good guy in there somewhere.

You made a wise choice test driving him. I like to tell a newbie handyman I will try you out & see how you do on a small project.

I had a kid come over to caulk a shower (among other minor things) before I was renting out a house. He caulked right over the existing caulk! Needless to say, he was never used again.

When you find a good guy you can trust, treat them well...pay them well (the extra $5/hour is worth it then having work done over over having a worked steal from you) & pay them quick.

Too many landlords try to get workers as cheap as possible. Give them a fair rate & they'll take care of you & your tenants.

See, this a key to me. The handyman I have now is great, takes pride in his work, gets it done in a timely manner, cleans up when done...etc...

I don't tell people for fear of being called stupid, but I sometimes include an extra $20 bill, make sure I compliment the work, look him in the eye and shake his hand...make him feel good about himself. I think that goes a long way towards having him WANT to work for me, to put me ahead of other work, knowing he gets paid promptly and that I appreciate his work.
