Hi all!  Coming in from Puyallup, been 'studying' this subject for a few months, and want to start this 'rest of my life' project.

I have done alot of reading on how to get started in real estate investing, but I keep running into a couple things:

1) alot of people suggest to start with foreclosures.  The problem is that I am from Washington, and there are a few rules here.  Can someone recommend an attorney who can do my contracts correctly for foreclosure purchases?  

2) it is also suggested that I get into 'subject to' contracts, which is something I am really interested in.  However, I have searched for weeks for a title company or an attorney that will work with me unless I have written OK from the lender.  Can anyone recommend a title company or an attorney who will work with me in doing creative financing?

Any help to get my feet wet is greatly appreciated.
