Basically a bird dog is someone who finds a deal or a buyer and for a fee turns that deal or buyer over to someone who completes a deal.

So - if I am selling a home - and you know of a buyer - you bring that buyer to me - when that buyer buys my home I give you $$ and your now a birddog.

or I am a buyer and you find a house for me to buy and if I buy it I give you $$ and your a birddog
