Did you receive a welcome package when you moved into your rental? What did it include? What are some things that you got or would have liked to receive?
I have a three-ring binder with copies of the manuals for the various items in the house that came with manual; think of it as a sort of owner's manual for a house along the lines of what you get with a car.
That also puts all of the manuals into one place so that they are less easily misplaced. I also get to keep the originals so that they don't get misplaced by some tenant.
a lease, walk thru inspection, legally reuired brochures and documents for older buildings, maybe a list of phone numbers for utility companies if i'm feeling super helpful..other than that, nothing is necessary that i can think of...are you planing on going above and beyond?? if this is not a super high class rental, i would double think that. the fact that you blew an hour and 20 bucks on a welcome package will piss youoff even more when you're patchin holes in walls and replacing carpet in a year.

o yea, good points steve...forgot about manuals..to add to that, i also leave the allen wrench for the garbage disposal if there is one...it's a lot easier to tell a tenant over the phone how to fix that, then drive over there at night time....
I skip the TP unless I had to go while cleaning, but I include a contact card from my energy company that has their emergency and office numbers. I also include info on cable and internet because we get our tenants a discount in bulk.
