Preforeclosure Marketing Newbie...

Any suggestions for a newbie marketing to preforeclosures? My plan is to get the Notice of Default from the county clerks office and send those homeowners a letter. To start out should I print and send my own letters?
A big problem is in the state of Texas you have a short amount of time, 21 days to 3 months, from when the notice of default is sent. I have contemplated using a site, homesedo e.g., to gather pre NOD lists. Any advice?

Thank You.

We market directly to the property owner. We handwrite the letter and envelope. We send them out daily. We get info straight from the Clerk of Courts.

We, like Will said, get the letter out the day the notice is filed. Works well for us.

You will find that many of us on BP do marketing to preforeclosures. We all do things a little different. But different things work better in different areas. Be prepared to "test" several ways. Once you find the best, use it.

Door knocking, word of mouth networking, ads on craigs list and newspapers, and direct marketing are all options for you. You can also use RE sales agents to bring you short sale leads.

Many people preach bout getting the NOD's right away so you are the first to market to the homeowner. I have a different perspective. I prefer to wait until the NTS, where the homeowner is surely more motivated and in need of quick action. This way, I am the LAST person to speak with them and the one who closes the deal. Just my opinion though.

Check you local TX law regarding preforeclosures prior to doing any marketing. Some states like MD restrict who you can contact and what kind of transactions you can do with preforeclosureres.

    Eric:

If you have the budget you should hire a couple of clerks to scour the county sites and send out your mailings. Your time is best invested in dealing with the people who respond.

    Our letter says:

Hello, My name is James. I would like to talk to you about buying your property. If you are interested please call (office phone here).
    Thanks you,

    That is it.

Why not knock on the door and be the only one doing that instead of mailing a letter and be one of 15?
