Diary of a new flippers, 1st flip, Chapel Hill NC
I just closed on this 3 bed 1 1/2 bath 1152 sq ft house in Chapel Hill NC. Found it on the MLS listed for $125K. I offered $107,500 thinking that that was a really good lowball offer and they said yes! Comps around the house ranged from $155-$195 and I'm swinging for the top end of that!
House needs: new kitchen, both bathrooms, flooring throughout, interior paint, landscaping, and some rooms have sagging floors.
@Account Closed, I trimmed a bunch of trees and under brush and made 2 parking spots and spread some gravel on the driveway. I'll post a before and after picture and few pictures to my website. www.sprucepropertysolutions.com
Did you use an agent to buy this house from MLS?
@Account Closed, I did. I searched the MLS for 2 months and looked at about 8 properties and was out bid on the 1st one before I found and got this one under contract.
@Henry Sims fantastic job on this. I truly appreciate that you have taken the time to answer all the questions and have stuck through this post during the process.
And the house looks great too! ;-)
Thanks. Did your agent give you access to the MLS? Or did you just use regular one like ZILLOW and so on?
@Account Closed, in NC you can access the MLS through the agent's website. I also used Zillow and Trulia to look at the house and comps in the area.
Here's a link to the listing.
Great job- hope it goes fast for you! Very impressive!
