Looking at the numbers the first one would be ideal since there is more equity in there but if it were me I would find better deals than those though.

    JIm,

You need to know the market value for these properties in order to make an informed evaluation. The tax value is not normally the market value. In this case, if the tax value was the market value, you would be upside down (have negative equity) on both of these properties. Paying more than market value for a property would be crazy in the rental business.

Based strictly on cash flow, here is how I would evaluate these deals:

    Deal #1:
    Gross Rents: $650
    Operating Expenses: $325
    NOI: $325
    Mortgage Payment: ($35k, 30 yr, 7%): $233
    Cash flow: $92 per month

    Deal #2:
    Gross Rents: $700
    Operating Expenses: $350
    NOI: $350
    Mortgage ($38,500 with repairs, 30 yr, 7%): $256
    Cash flow: $94 per month

Close to a tie! With that being the case, all other things being equal, I'd probably pick Deal #2 because it's much newer.

    Good Luck,

    Mike
