Help from Massachusetts Investors, How do I find out which homes were bought in cash?

I live in the Saugus, Massachusetts area and I am really starting to get a great feel for home prices. I have a database of Sold Properties started and it has 230 properties in it.

My two questions are:
1. How can I find out which Homes were bought with Cash?

2. I know a Realtor may have this information but in Massachusetts is there another way?

If I knew this information, this would help me even more than just having a database of Sold Properties.

Some very good answers here. To expand on what has been said already and to add something new:

1. Google the county name in which the town is location + " registry of deeds".  For Saugus, Ma these

are relevant:

Plymouth County http://titleview.org/plymouthdeeds/

Norfolk County http://www.norfolkresearch.org

Suffolk County http://www.masslandrecords.com/suffolk/

2. If you have access to PACER you can check Bankruptcy courts (Chapter 9 & 11) for "Notice of intent to sell" documents. Trustees handling bankruptcy sales - usually lawyers - are required to file these documents to notify the public that a specific party has submitted a bid for x amount for the assets. The documents also contain auction dates/times where investors can show up to counter-bid. Investors usually have to bring a 5-10k cashiers check with cash balance usually due 20-30 days later. If you don't have access to PACER these can also be found by Googling your state + "Notices of Sale".
