Buyers List?

Question

Is it unethical to post a fake house for sale ad in craigslist to build a buyers list? If not, does anyone have any suggestions of what the ad should say?
Any advice would be greatly appreciated.

The key term you used is 'fake'. That's your answer. You shouldn't post fake ads on CL because it is against their terms of use.

Try asking fellow agents if you can advertise their listings on Craigslist for them.

And as for your assumption that I would agree with you - frankly it is not imporant what I do - the OP is asking if it is ethical or unethical to post a "fake ad" - no matter the wording.

So to that end I do actually stand behind my post - it isn't up to me to determine what is ethical / unethical for the OPer - that is up for him to determine.

He did also ask if anyone has any suggestions of wording - I chose not to make any comments on that part of his question but you did a nice job of that for him.

I used to use an 800# for all my ads - then I got tired of paying for it :)

I did a test for myself and found it really doesn't matter - the call volume didn't go down at all when I swithced to a regular number.

When I started doing homes out of the local area / different states I thought about it again but never got around to it - and I get plenty of calls.

I think cell phones have really changed that world - long distance is really something only us old timers think about :)

That's a personal preference. Nobody cares about you having an 800, all they want are good deals.

Some people feel that having an 800 # is more professional, I personally use my cell phone. I can take calls while im standing on the river fishing and because im on my cell phone nobody expects some giant corporation. Personally, I don't like to act BIG. I think if you know the area well and can provide good deals for your buyers the rest will take care of itself. Good luck.

When posting on Craigslist should your cell number be the contact number or should I set up a number specifically for real estate. I've read that some investors have an 800 number set up.

Rudy, check the other adds and fine tune yours to get the attention of a real investor. State the home will sell fast, and when they respond, get there info. for homes coming up. Also, get into an 
REI club in your area to start networking with other whoesalers and buyers. Good luck...

I would say yes.  Your deals, if you are wholesaling well, should be good enough to build a substantial buyers list.  If you don't have any yet, just post something about having homes at a discount available to buyers on your list.  Much better way to build trust, rapport with your buyers.
