Did a search for Absentee Owners in my area and have almost 10,000. Any helpful advice on what criteria to use to target the best ones?
1) length of ownership longer than 15 years
2) equity base of 40%-100% if flipping. 5%-25% if L/O and if L/O bring ownership years to 7.
3) Start with out of state first, then in state and then in city.
4) Filter SFR, Duplexes, Triplexes, and Quads. (remove all dirt only owners, above 5 unit owners condos, townhouses, and trailers.)
5) Remove all Trusts, LLC, and Corps.
Contact them no more then 90 days, no sooner than 30 days. Ideally 45 days. First letter is a simple yellow, second is a long yellow, third is a post card. then repeat the pattern for 12 months.
NEVER remove the owner unless they sell to you.
When you pull this list also pull a list for past 0-24 months absentee cash buyers same area. Remove them from your previous list as they are buyers. They will get a different mail campaign.
