Help!!! Wholesaling question

Hello everyone-

I have a quick questions- This is concerning my first wholesale deal. I'll give the short back story.

I have been reaching out talking to buyers and sellers, I came across a out of state investor who has two properties in my area. I listed them in all the usual places and got a bite- It wasn't what they wanted but are very motivated to get out of these properties.

My question is, they want to quit claim the properties to the other investor, how and what form would I use so I can get my assignment fee? I didn't put the properties under contract as of yet because I told them I would see what I could do.

Thank you in advance. Any advice would be greatly appreciated.

A quit claim may not be worth the paper it's on. Do the transaction properly with a title company and a warranty deed.
