I need to find a lender that will work in PA and lend up to 70-80% of appraised value.

Every bank and lender i talk to will only lend me up to 75% of the purchase price. Also, they require me to show a 20% net profit every month. Needless to say, this absolutely kills my asking prices and no one will accept my offers.

Please, if you have any information that will able me to find money, I would greatly appreciate it.
