2008-10-06 Wow everyone is looking for buyers

Well today I got a call from a Realtor who is not my main Realtor.  He approached me about two months ago and asked me if I was buying.  I told him I'm always ready to buy, but I already have a Realtor that I am going to remain loyal to, and that if he brought me a deal that was not on the MLS I would use him.  Low and behold he brought me a deal that was not on the MLS almost imediatly.  I'm not really interested in the property but he called me again today and said that that guy really wants to sell but for some reason he can't list the property on the MLS.  Well if he's pushing that much then I might consider looking at it.

 Well I"m under contract with my main Realtor from an offer I put in last week for a month so I called him to explain the situation to him and asked him if he was ok if I used this guy for that property if I could get something worked out.  He told me that he was fine with it.  I also told him that i was looking at a FSBO for the second time and that if I could get a deal on it that I would use him as my closing agent for that property.  He was delighted about that.

 So now I'm scheduled to go look at a property Wednesday and another one on Thursday, plus I should toss out an offer on that double wide.  It seems that everyone is wanting to sell right now.

 Other than that I talked to the HVAC guys about the furnace progress and spent some more time working on my books.

 I'll post my final cost on the turnover I had last month when I get everything put together.  This has by far been my most expensive turnover to date.  I had to spend some time in it to get everything back in rent condition.

  2. Will, to answer your question. My buyer agent is great and it's been almost a year since I've closed a deal and he has spent a lot of time with me and looking for and at properties with me and I want to pay him for it. Even when I get a FSBO closed I'm going to use him as my buyers agent because I want to pay him for the time he has spent working with me. I know this will leave less room but I am willing to pay him this fee even above and beyond what I get negotiated if it would be a deal breaker for the seller.


  3. Michael, Why would you need to use your agent as a buyer's agent on a FSBO purchase you found? All you are doing is leaving less room for you to negotiate with the seller on a lower price. Any experienced investor can navigate through a purchase contract. Why pay more?


  4. Why not? All you need to do is take these deals to us or others, find buyers, and viola!


  5. Hmm... wholesaling didn't even cross my mind. It used to be part of my plan but then I bailed on the wholesaling idea. That might be something to consider. I'll take my camera with me when I look at the property tomorrow night. It might be worth it to check out the doublewide with a camera too. Dang Josh, now you got me thinking again....
