My Little Direct Mail Campaign

So after my first deal, which can be read in grand detail, here How I got my first deal.... I've struggled to find properties with value add opportunities in the area I purchased my deal in and am concentrating in.... Clifton/Corryville near the University of Cincinnati for any locals reading. It's a great renters market... a growing student population(50,000 +) and limited amount of space with most homes being built pre-1900.... so I know there are plenty of homes in the area that have yet to be restored to their former glory. So, instead of checking the MLS and craigslist once every waking hour, I've decided to begin my little direct mail campaign. 

So after edumacating myself on the whole direct mail deal through blogs, podcasts, etc, I decided to target absentee owners(age=over 55, and having owned it for at least 7 years) in my select zip codes that I want to invest in. A lot of what I read on direct mail seemed to spray and pray to me... really targeting no one and hoping to get their hands on whatever they can. I want to focus on a select area(parts of 3 zip codes) and create more personalized letters to not seem so corporate and dry as most direct mail I've seen. 

So I went to staples and purchased a book of card stock with designs/pictures, visuals that would look good on a fridge/corkboard. I got a bunch of 3.5x5 envelopes in different colors. And I decided I would do 100 of the 1500 or so properties on my list to start. 

Now I have no idea if this will work, but I basically scrolled through my entire list and began identifying all of the Edna's, Gertrude's, Ethel's etc.... this may be stereotyping, but I tried to find the eldest sounding names of properties with only a female on the deed. Hopefully this doesn't come off as disrespectful, I just felt these may have higher rates of motivated sellers. I also began to identify couples who lived in retirement havens(FL, CA, AZ, etc) with an address like 123 Main St, unit 5c, hoping these are people living in retiree type environments.... again, simply basing that off living in a complex of some sort. 

I sent them out this past Sunday, only 100, but they're all handwritten and I'm hoping if they're not selling now, they'll stick my postcard on their fridge, corkboard, or in a drawer somewhere for when that day comes. 

Again, my strategy is super concentrated, I only want to buy in this select area, so I'm not expecting 10 call backs, and I plan to change it up throughout the mailings. But, I wanted to share my quazi strategy and I'll keep you updated as my results do or don't materialize. 

Any critique, advice, suggestion is much appreciated. Also, I've attached some pictures of everything below.

    This is great. I've been listening to all the same things on the podcasts and have been using tax records to narrow down areas of interest and to go driving for dollars (on my lunch hour - no wasted time!). I'm not up to the mailing part yet, because my current (first) flip isn't far enough along, but I like your ideas.

I actually like the very personal touch with the handwritten mailings. seems like alot of time and effort, but I would open this envelope and actually read it vs. a shiny postcard that I know is 1 of 10,000. Also, I think the initial conversation with the seller would be easier to have when you start with this personal touch. 

    BTW, the stereotyping was kinda funny. and I hope it works.  Keep us posted on the outcome.

    Also, BTW, your 1st deal looks gorgeous. I love the look of that brick exterior.


    1. Yea we'll see if my stereotyping results in some deals coming to fruition..... so now at about 6 days post sending, I've received 7 calls.... each conversation has been worth something... if nothing else, getting comfortable talking over the phone with prospective sellers. 

      @Marlon Long again, I'm not handrwriting 1,000 of these guys... I'm going to do them in batches of 100... it's manageable, and allows me to easily record my data. I'm also aiming for a select area in my market. I'm write in between the city of Cincinnati and the University of Cincinnati(50,000 Students and growing by about 7% a year in area with homes all built at or before turn of the century.... with little room to build.) Anyway, I think some people will have you think you can't get a deal without doing send them in rounds of 1,000+ on a quarterly basis(4-6 touches before response belief)... I'm quickly realizing this isn't the case... and while I haven't purchases a deal, I've passed one off to my parents.(Rents $3,000/month, PP $225K, Cashflow . after accounting for all expenses is about $1350/month.... not even taking into account there is a two garage garage that could fetch $50/month per spot, or be converted into a 1 bed/studio type deal. Anyway, it only takes one....

      As far as the stereotyping, I haven't gotten any calls from old ladies, but I have a meeting with a 71 year old seller whose wife just retired, and the deal my parents are taking is a retiree(just 3 months ago), so I think having some sort of criteria in your list, whether it be age, length of ownership, or year purchased... you can zero in on people likely towards the end of their years enjoying the property management side.

    1. @Jackie Thennes I bought my list from Listsource. 

      List 1 Buy and Holds

      Absentee Owner, Out of State, 50% LTV or better, over age of 50, in the two area codes I designated, only Duplex, Triplex, and Quads-- so with all that criteria, there were only 354 properties(AGAIN, very focused), so even if I wanted to send out 4,000 a month, the limited amount of properties I wish to buy wouldn't allow it. 

      List 2 Flips

      5 different "up and coming" area codes, absentee owners again, not out of state though, 50% LTV, over 50 again I believe... might be a few others on this one....

      475 Total Properties

      My strategy with the flip one is each night, I pick a 20 homes, make sure it hasn't been sold more recently than LISTSOURCE can account for. Pull it up on google maps, check the auditor again to make sure it's not just been bought, or bought within the last few months. So I'm trying to find ones that haven't been flipped/or bought trying to be wholesaled. Then after each 20, I mark them in excen, YES, NO, or Maybe. 

      Once I get to 100 YES's, I'll send. 

      I'll keep yall posted, I'm out of pocket for a few weeks so won't be sending any, but I'll probably have another post updating the calls/whatever other calls I receive.

  4. Wow great idea Jake! I hope you get at least a few leads as a result of your efforts. 

    I remember Brandon saying in his podcasts to mail often so a suggestion would be to send another mailing in a few months.

    1. Jackie Thennes thanks for reading! So I sent the mailers(100) out Sunday, as of today I've received three phone calls. All three offered me a tour of the property! And one, a 71 year old man whose retired spoke to me for about an hour giving me sage advice and we will meet for coffee and tour two of his properties when I get back in to town. Pretty exciting stuff! No angry callers yet... I assume because I'm marketing to absentee owners in a college area, they're all investors and understand, as well as curious as to what I'd find their property worth. So within 3 days I've got 3 tours and a hopefully the beginning of a solid with relationship with Mr. Stephens!
