I had an excellent experience with Kanga Property Management, and I highly recommend them! Walter, the property manager, was incredibly attentive and made sure everything was perfect for my move-in. Anytime I had an issue or needed something, the team took care of it right away. They truly go above and beyond to ensure everything runs smoothly, and it's clear they work efficiently and effectively as a team. Highly satisfied with their service and recommend Kanga & Walter!

I highly recommend renting with Kanga Management!! The entire team is amazing. They are very professional and love what they do. The units are beautiful and ALL tenants are welcoming in the building at 1401 Division…..big shout out to Walter - Nick & Beverly !!!

A Cautionary Tale for Property Owners Considering Kanga Property Management
I have been a tenant in my current apartment for over four years. I love the unit and the location so much that I would buy it if it were ever for sale. I’ve paid rent on time every single month and have taken great care of the property. Unfortunately, my experience with Kanga Property Management has been overwhelmingly negative, and I feel compelled to share these facts so that property owners can make informed decisions before trusting this company with their investment.
Here are just a few of the major issues I’ve encountered during my tenancy:
• Unjustified Retention of Security Deposit: $1,100 of my initial deposit was withheld without proper explanation or justification.
• Delayed Repairs: It took over three weeks to replace my broken water heater—no apology or urgency provided.
• Unlawful Entry: Maintenance staff entered my apartment multiple times without prior notice, consent, or even knocking.
• False Claims of Service: The company took credit for supplying dog waste bags on the property, a service I have personally maintained for four years at a personal cost of approximately $1,690.
• Unfair Financial Demands: Despite my perfect payment history and care for the apartment, they demanded a doubling of my security deposit with no valid reason.
• Baseless Legal Action: They even initiated eviction proceedings against me for alleged non-payment, though I had, in fact, paid. I proved this in court, and the judge ruled in my favor—resulting in unnecessary legal costs for the property owner.
Summary:
• Poor communication
• Disorganized and disrespectful management practices
• A consistent pattern of negligence and misrepresentation
The only bright spot has been the maintenance technician, Mike. While his personal style isn’t always my preference, his loyalty and workmanship are exceptional. If I were a landlord, I’d offer him twice his current pay—he’s the only one here who seems to care about the property.

THE ABSOLUTE WORST. These people are crooks. We were perfect tenants for 2 years, paid rent early, and only called for maintenance 1 time. When we moved out they tried to keep all but $150 of our security deposit for nonsense. We ended up fighting with them for 3 months and getting back $900. And now, 2 YEARS AFTER WE MOVED OUT, they sent us to collections for $440 for god knows what. Avoid this absolute dumpster fire of a management company. They will haunt you long after you move. We had 6 property managers in 2 years because even their staff doesn’t want to be there. This company SUCKS.

I’ve had the pleasure of working with Kanga for the past 12 years, when Jamie worked there!! I can confidently say they are the best in the business. From the moment I reached out, their team was professional, responsive, and truly attentive to my needs.
They make the entire process smooth and stress-free, addressing any concerns promptly and ensuring that everything was in perfect order. Our property is impeccably maintained, and it’s clear that they take great pride in exceeding expectations.
What stands out most is the genuine care they show to everyone who works with them. They really go above and beyond to resolve everything in a timely and efficient manner. That's important to me, as an owner. I have accumulated investments over the years and it's essential to me that they're taken care of.

The most horrible rental agency in Florida. I complained and they never would fix things correctly. The property manager never calls back instead he makes his sassy assistant call you back. I was there for 7 years and they never inspected at lease renewal. I had a contractor come out and say the steps were unsafe. They have mold growing from the downstairs apartment. They don’t care. I complained about my steps after they were finished and they did not care at all. Everyone should report them.

This place is going downhill fast. Charged me $1,050 upon move out to fix a chip in the counter and repaint.
Let’s elaborate. The chip was pointed out to the property manager (Yubelkiz - utterly useless hence why she’s not at the company anymore) upon move in. This was pointed out with a laundry list of other broken, damaged or scratched things in the unit. Upon move out, they’re trying to pin me with a $250 fee to fix it.
Next - I was told to paint the walls back white upon move out. I paid $500 to get the walls back to white. Took video (see attached), perfectly back to white. They charged me $800 dollars saying I didn’t paint them to their satisfaction.
Their satisfaction! Imagine! I had to beg for a fridge that wasn’t dented, scratched and making noises like it came from the bottom of an abyss. I had to wait months to get broken tile fixed. And now they’re playing the high and mighty - our units are fabulous card LOL OK.
If you move in them don’t expect refunds on deposits. They’ll make up false charges, flat out lie and take weeks to get a response.
It also ain’t just me - when I was moving out I heard from neighbors about their unwarranted charges to get appliances and plumbing fixed. They must be struggling and needing to make up faulty charges to keep them in business.
Sad that yet another rental management company turns out to be a total sleaze.

I was given all the help I needed by Kanga property Management to get into the apartment that I currently reside in. I absolutely love where I live. It's peaceful, safe, clean and security keeps a close eye on things. It's right on the intracoastal so there is always a nice breeze, plenty of parking and a beautiful view. My neighbors are friendly and I have experienced no issues. I would highly recommend using Kanga Property Management and especially The Poinsettia Club Apartments
