They also answered questions about their leasing process and were willing to discuss strategy. Where the experience fell short was communication and accountability. I was told I would receive weekly Friday leasing reports, but those were not consistently provided. I often had to reach out myself for updates, and several recommendations, most notably a proposed 14% rent reduction, were initially presented without the level of supporting market data I expected for a decision with meaningful financial impact. When I asked questions or explored alternative strategies; I felt those discussions became more defensive than collaborative. Rather than acknowledging areas where communication could have been improved, many responses focused on explaining why concerns were not the company's responsibility. Ultimately, after approximately three months, the property remained vacant with very limited leasing activity, and the company chose to terminate the management agreement, citing differences in management style. I don't believe they are a poor property management company, but I do think owners who value proactive communication, detailed reporting, and collaborative decision-making should clearly establish those expectations before signing an agreement.

My husband and I moved out of our old home and wanted to move fairly quickly into a new one. We were able to work with Saraphina and team to move in within a week after approval.
